Conditions of Let

 

1    Period

The  property for is booked for a predetermined period and cannot be extended without the prior agreement of the owner. The property is available from 4pm on the day the let commences and must be vacated by 10.30 am on the date the let terminates (unless otherwise arranged).

2    Payment

To secure a booking a deposit (weekend £50, christmas/new year 25%   - other times £100) must be received by the owner within 7 days of booking.  The balance is due not later than 2 weeks before the let commences. If the balance is not paid in full by the due date the booking will be deemed to have been cancelled. By paying the deposit you will be deemed to have accepted these conditions of let.

3    Cancellations

The deposit is non refundable in the event of a cancellation.  If a cancellation is made after the balance is paid but more than 3 weeks prior to the let commencing 50% of the balance will be repaid. No refunds will for cancellations made within 3 weeks of the let commencing.

4   Condition and Use of Property

You will be liable for damage to the property and its contents other than fair wear and tear.

The property may only be occupied by you and named members of your party. The maximum occupancy (5) may not be exceeded.

The occupiers must use and maintain the property carefully and leave it in the same condition as they found it, paying particular attention to any special instructions re. appliances, heating, security etc that the Landlords may wish to give. They must abide by every parliamentary law and local by-laws.

No animals may be kept in the properties without the prior agreement of the owner.

This is a non-smoking property. If you or your party smoke in the property you will be charged additional cleaning costs of £50.

You should insure all personal belongings - they are not covered by the owner's insurance.

Any defects or complaints regarding properties should be notified to the owner within 2 days of occupation. Whilst the owner will make every effort to rectify problems, the owner will not be held responsible for any losses or inconvenience caused.

All appliances must be turned off at the termination of the occupancy, property left secure and all keys returned to the owner or her agents within 2 hours of the occupancy terminating. If this is not done, the owner reserves the right to change the locks at your expense, replace keys and where appropriate make further rental charges.

5    No Assured Tenancy

As occupier you acknowledge that the purpose of the let is for holiday and that under the terms of the Housing (Scotland) Act 1988 where the purpose of the let is to give you the right to occupy the property for a holiday only, that let is not an Assured Tenancy under the terms of the Act.

6    Law of Scotland to Apply

This letting agreement will be covered by the laws of Scotland
